Starting a new venture requires courage, commitment, an idea, and a plan to grow it. Boston Office Properties recognizes that many promising entrepreneur have all of the qualities necessary for a successful new venture but may lack a plan to grow. That is why we have created the Business Incubator Program. What follows is an overview of the program.

Eligibility
This special program is available to a maximum of four recent college or master's program graduates (or soon-to-be graduates) as determined by faculty recommendation.
Objective
To extend support for new entrepreneurs in their first venture beyond graduation, with an initially free office in selected buildings managed by Boston Office Properties. The company operates more than eight million square feet of first-class commercial space in ten communities north of Boston.
Program
Entrepreneurs may occupy up to 600 square feet of first class office space for a period of one year according to the following rent schedule:
1st Quarter - Free
2nd Quarter - 1/3 rent
3rd Quarter - 2/3 rent
4th Quarter - Full rent

Leases include electricity, heat/air conditioning, maintenance and abundant free parking. High speed internet access is available on site.

At the end of the one year term, entrepreneurs may either continue to lease space at market rates or move out. At any time during the one year term an entrepreneur may “trade-up” to larger offices without giving up the incubator discount above.
